Welcome to Property Check Pro. By accessing and using our service, you agree to be bound by these Terms of Use (the “Terms”). Our service provides property‑report generation and analysis tools. You agree to use these services only for their intended purpose and in compliance with all applicable laws and regulations.

1  Reference Purposes Only

1.1  Property Check Pro’s Property Report (the “Report”) is supplied exclusively for general reference and informational purposes. It does not constitute a professional survey, valuation, legal opinion, or any other regulated or specialist service.

2  No Reliance & Exclusion of Liability

2.1  You acknowledge that you use the Report entirely at your own risk.

2.2  Dreamcatcher 3D Limited, PlayLaa Limited, Dreamcatcher Limited and their officers, employees, agents, data providers and other related parties accept no responsibility or liability whatsoever (whether in contract, tort—including negligence—breach of statutory duty, misrepresentation, or otherwise) for any loss, damage, cost, or expense arising out of, or in connection with, your use of, or reliance upon, the Report.

3  Currency & Accuracy of Data

3.1  The data, maps, analytics, and commentary contained in the Report are compiled from third‑party sources we believe to be reliable. We do not warrant or represent that any information is complete, up‑to‑date, or free from error.

3.2  Datasets may be subject to change without notice. The Report may therefore include material that is out of date, incomplete, or inaccurate.

4  Limited Purpose

4.1  The Report is intended only to provide a basic overview of the property and its locality so that you may undertake preliminary research and form an initial understanding.

5  Independent Professional Advice

5.1  The Report is not a substitute for, and should not be relied upon in place of, a full inspection, valuation, legal due‑diligence exercise, or any other professional investigation of the property.

5.2  If you require a professional assessment, you must engage an appropriately qualified surveyor, valuer, solicitor, or other specialist regulated by a recognised professional body (e.g., RICS, the Law Society).

6  Consumer Rights

6.1  Nothing in these Terms seeks to exclude or limit any liability which cannot be excluded or limited under applicable law, including liability for fraud, fraudulent misrepresentation, or your statutory rights as a consumer under the Consumer Rights Act 2015.

7  Governing Law & Jurisdiction

7.1  These Terms and any dispute or claim arising out of or in connection with them (including non‑contractual disputes or claims) shall be governed by and construed in accordance with the laws of the Hong Kong Special Administrative Region.

7.2  The courts of Hong Kong SAR shall have exclusive jurisdiction to settle any such dispute or claim.


Privacy Notice

1  Who We Are

PlayLaa Limited (incorporated in Hong Kong SAR) jointly provide and operate the Property Check Pro mobile and web application (the “App”).

Dreamcatcher 3D Limited (registered in England & Wale) provide business Consultation services to the Property Check Pro mobile and web application (the “App”).

All users, PlayLaa Limited is the primary “data user” for PDPO purposes.

2  Personal Data We Collect

We process the following categories of personal data (subject to location‑based regulation under UK GDPR and/or PDPO): identification data, account credentials, property‑search data, device & usage data, approximate location data (with consent), payment data (processed by a PCI‑DSS‑compliant provider), and communications. We do not intentionally collect special‑category or sensitive data.

3  How & Why We Use Your Data

Provide and administer your App account: UK GDPR – performance of a contract (Art. 6(1)(b)); PDPO – necessary for contract.

Customer support & service notifications: UK GDPR – legitimate interests (Art. 6(1)(f)); PDPO – necessary/related to App function (DPP1(1)(b)).

Analytics, fraud‑prevention & service improvement: UK GDPR – legitimate interests; PDPO – same as above.

Direct marketing (e‑mails, push notifications): UK GDPR – consent (Art. 6(1)(a)); PDPO – voluntary & express consent (s.35C).

Legal & regulatory compliance (tax, AML, bookkeeping): UK GDPR – legal obligation (Art. 6(1)(c)); PDPO – compliance with applicable laws.

Where we rely on legitimate interests, we have performed a balancing test to ensure your rights are not overridden.

4  Sharing Your Data

We share data only with: service providers under contract (cloud hosting, payments, analytics, customer‑support tools); professional advisers; courts/regulators/law enforcement where legally required; and successors in the event of a business transfer. We never sell your data.

5  International Transfers

Personal data may be transferred between the UK and Hong Kong and to other jurisdictions where our providers operate. We rely on UK adequacy regulations (where available), Standard Contractual Clauses with supplementary safeguards, or intra‑group agreements approved by the Hong Kong PCPD.

6  Data Retention

Account records: 6 years from account closure; property‑search history: 24 months then anonymised; communications: 3 years from resolution.

7  Your Rights

Depending on jurisdiction, rights include access, rectification, erasure (UK GDPR only), restriction, data portability, objection, withdrawal of consent, and lodging a complaint with the PCPD.

8  Non-Refund Policy

8.1  All purchases made through Property Check Pro are final and non-refundable. Once a report is generated or a credit is purchased, no cancellation or refund will be permitted under any circumstances, unless required by applicable law.

8.2  By completing a transaction on our platform, you acknowledge and agree that you waive any right to request a refund or chargeback for the purchased services or digital products.

9  Security

We employ encryption in transit and at rest, role‑based access controls, annual penetration testing, and staff training.

10  Automated Decision‑Making

We do not engage in automated decision‑making that produces legal or similarly significant effects on you.

12  Changes

We will notify you of material changes to this Notice via the App or e‑mail.

13  Complaints

UK users may complain to the Information Commissioner’s Office (ico.org.uk); Hong Kong users may complain to the PCPD (pcpd.org.hk).

Performance & Analytics: collect anonymised statistics (consent).

We deploy a CMP banner that seeks consent for non‑essential cookies. You may change or withdraw consent at any time via the Cookie Preferences link or your browser/device settings.

Session cookies are deleted when you close the browser/App. Persistent cookies remain for up to 24 months unless deleted or consent is withdrawn.
